Rental property re-roof after a bedroom leak
Water running down a tenant's bedroom wall led to an inspection, a photo report and a full roof replacement timed around the weather.
- Tenant-occupied house
- Photo report before quoting
- Full replacement in a dry spell
Similar work
This job is written up from a customer's review. The photo shows similar work, not the customer's own roof.

A landlord called after a tenant reported water running down a bedroom wall. The roof was inspected quickly and photographed, and the photos showed the problem was the whole roof, not one slipped tile.
What the inspection found
The inspection found several problems at once: the felt had completely perished, a number of tiles were broken, and the gutters and fascia boards were in poor condition. Photos of each problem were sent to the landlord, who was not on site.
With that much wrong, patching would only have moved the leak somewhere else. The landlord chose a complete replacement.
Waiting for the weather
A full strip means the roof is open, so it needs at least two dry days in a row. The job came up at the start of winter, so the scaffold went up and the crew waited for the first proper dry spell.
As soon as the forecast allowed, the roof was stripped and replaced, and more photos were sent as the work went on. The tenant stayed in the house throughout.
Customer review
★★★★★
“He responded very quickly and established quite a few issues with the old roof including completely perished felt, broken tiles etc with photographs of the state of the roof, guttering and fascia boards. [...] The tenant was completely happy with the workmen on site, no issues at all.”
