Chimney repointing and flashing
Repointing, rebuilds, new lead flashing and cowls for chimney stacks that have taken decades of weather.
The problem
A chimney stack is the most exposed masonry on the house. The mortar washes out, the flaunching around the pots cracks, and the lead flashing where the stack meets the roof lifts and lets water run down inside the chimney breast.
If you have a damp patch on an upstairs chimney breast, the flashing is the first thing to check. Lead moves with temperature and, after 40 or 50 years, the dressing into the brickwork works loose.
Where the stack itself is sound we repoint and re-flash. Where the brickwork above the roof line has decayed all the way through, taking the stack down to below roof level and rebuilding is often the cheaper long-term fix — and if the fireplace is no longer used, removing the stack entirely is worth pricing too.
What the job involves
- Inspect the stack, flaunching, pots and flashing from scaffold or tower
- Rake out and repoint the brickwork in a matched mortar
- Renew the flaunching that beds the pots
- Replace lifted or split lead soakers and step flashing, dressed into the joints
- Fit or replace pots, cowls and bird guards as needed
- Take the stack down and rebuild it where the brickwork has gone past repair
